As the Lead for Real Estate Development for this growing Franchise organization, the primary responsibilities will include:

  • Source and pair franchisees with successful locations for their new franchise operation via available resources
  • Reduce the time from execution of franchise agreement to lease signing
  • Shorten permitting and construction time if possible
  • Implement processes and procedures that make the department more efficient as the company grows
  • Continually develop design standards that improve the profitability of locations.

This person will lead, manage and hold the team accountable. He/She will remove obstacles and brainstorm solutions with the team consisting of Project Manager and Franchise Real Estate Manager.


  • Franchisor Experience
  • Experience working with Commercial Real Estate Brokers
  • Experience in working with Commercial Architects
  • Franchisee Experience in Real Estate a plus
  • Commercial Real Estate broker experience a plus

Knowledge and Skill Requirements:
Ideally, this Executive should bring tactical and strategic expertise in Site selection, working directly with Franchisees with their real estate development and should have experience in the following areas:

  • Maintaining vendor relationships, including addressing volume discount pricing (i.e.: Cushman, Wayfair, art vendors, architecture firm, etc.)
  • Diligently handling franchisee issue escalations (i.e. construction misses, broker issues, standards push back)
  • Maintaining and enforcing compliance to brand standards for look and feel, including brand signature items
  • Oversight of design specifications for new locations including FF&E and applied finishes
  • Managing a selection process of design firms then implement design refresh process
  • Final lease sign-off & Final site sign-off
  • Set the strategic vision for department
  • Identifying and implementing opportunities for improved efficiencies and processes, and change management related to those opportunities
  • Face of department at franchise, industry and real estate functions
  • Tracking development schedules and coordinate notices for amendment documents with outside law firm
  • Capturing up front cost expenditures from all ‘zees, and update FDD accordingly each year (Item 7)
  • Franchisee “workouts” with or without Landlord negotiations (i.e. franchisee resales)
  • Extensive market research/evaluation
